Home staging is more important in today’s Real Estate Market than ever before. The whole idea is to make your property appeal to the largest number of Buyers possible. Staging has become mandatory in order to see a property for the highest price in the shortest period of time.

Staging is one of the services we provide at no EXTRA COST to you. We have been very successful staging properties and helping Sellers make their property the One that Sells. Staging can be as simple as de-cluttering, cleaning, and re-arranging to painting and purchasing new rugs, towels, bedspreads, and accessory items to give your property a fresh, modern look.

The degree of work that needs to be done obviously depends upon the property. It is important that we use our “Fresh Set of Eyes” to help you determine what needs to be done. It is sometimes difficult for individual owners to see past their experiences at a property opposed to what today’s Buyers are looking for when considering to purchase. When we market your property it is no longer just your home, it is a product that we are helping you to market.

We will work with you to determine what level of “staging” is necessary to position your property to sell. We have painters, carpet cleaners, and power washers that we work with and can arrange to have the work we agree upon completed in a timely manner and at a reasonable cost. Katy also is a very price conscious value shopper and knows how to find the best value on the right products at Marshalls, TJ Maxx, and Target (the same stores all of the experienced Interior Decorators shop) to brighten up your property. Our goal is to make the Buyer feel good when they walk into your property and to make it stand out above other properties they may have seen!

In Ocean City the majority of the properties we market are second homes and the Seller lives outside of our area. We will visit your property and work with you to determine what “staging” needs to be done. We will prepare a budget, if necessary, for your approval. We will then oversee the work and purchase and place the items we agree upon at the property. We often accomplish all of this without the Seller having to travel to Ocean City.

2C Harbour Club – 2BR 2BA Waterfront Condominium with a boat slip

This property was built in 1993 and although well maintained very little had been done to change the interior of the unit. We listed it just prior to the rental season and did not have the opportunity to make any changes. When the rentals were completed at the end of September the owner gave us the go ahead to stage the unit.

The first thing we did was de-clutter the unit and throw out all of the old bed spreads, blankets, pillows, towels, shower curtains, plastic flower arrangements, and other old stuff. We had the entire unit painted with a custom color to give it a new 2014 look. We bought all new bedspreads, pillows, towels, and shower curtains. Katy also purchased new placemats, kitchen and bath accessories, pictures, and staged the condo. Total cost of the project was less than $2,000.

After the project was finished we changed all of the pictures on the websites and brought the agents from our office back to the unit during an office property tour.

The unit went under contract within 2 weeks after the staging was completed and settled on 11/15.

1D Surfside 84 – 2BR 2BA Oceanfront Condominium

We were contacted by the owner of this condo in early June. The owner was looking to relocate to Florida and was anxious to sell. The property had been listed for 3 months with another broker, but the Seller was looking for a more aggressive approach and contacted us to list the property.

The condo was an elevated first floor unit with an ocean view that was partially blocked by another building. It was built in 1974 and although in nice condition we knew it needed to be updated to attract a Buyer in the time period the Seller was looking for.

We had the unit de-cluttered, painted, new base boards installed along the wall in the living area, and we purchased some new rugs and accessories. Katy staged the unit and it looked great! We listed the unit for $249,900 on 6/16 and it went under contract 26 days later! It settled on 7/26 for $247,500 and the Seller was off to Florida! Total cost of the project was less than $1,500.

106B Jamaica Bay – 1BR 1BA Bayside Condo

This unit was a particular challenge. The last 2 units in this building sold for $91,500 and $119,000. We knew it we were to get the price up we were going to have to make this unit stand out. The unit had been painted just a few years ago, but it had been a year round rental and was just worn out. The Owner’s tenant had move out and she want to sell quickly.

Katy shopped around and we purchased a new sleep sofa, bar stools, table and chairs flat screen TV and stand, coffee table, lamps, rugs, bed spread, and accessories. We had the condo cleaned, completed the staging, and it showed beautifully. The unit settled for $134,000 and brought the comps in the building up for future sellers! Total cost of the project was $2,300.
